How to describe Meridian repair work without inventing a budget
A Meridian house that “needs work” is not one project until the work is named. This page is a worksheet. It is not an estimate, an inspection report, or a finding that the house is unsafe.
Three labels, used on purpose
For each problem, pick one label:
- Seen — you have looked at it (a stained ceiling, a leaning porch, a panel with the cover off).
- Bid — a person who can legally do that trade in Idaho wrote a number.
- Guessed — a neighbor, a video, or a feeling.
The Repair-or-Sell-As-Is Comparison will not turn guessed lines into a budget. Informal numbers are useful as questions.
Systems people often mix together
Roof, heat and cooling, plumbing, electrical, foundation, windows, and interior finish are different trades. Mixing them into one “the house is a dump” sentence makes every later path harder to compare. Write them apart even if you later sell as-is.
If something may be unsafe — gas smell, active leak, exposed wiring, movement in a floor — ask a qualified inspector or licensed trade. This page will not declare the house unsafe.
What Ada County records will and will not tell you
The Ada County Assessor publishes parcel and assessment information. The Recorder keeps recorded documents. Neither office prices your remodel.
Who can sign for the work or the sale
If more than one person must approve spending, or if title is unclear, write that down before you request bids or a buyer conversation. This site will not decide authority.
When the list exists, read repair versus sell or open the comparison tool. If you already know you do not want to run a project, you can request a conversation. Bring the address or cross streets. Do not upload contractor invoices that contain other people’s financial account numbers.
